When searching for your dream home, it’s important to be well informed of the Real Estate market. To help you with this process, consider the following factors: What features do you require in a home to satisfy your lifestyle now? Five years from now? Will your needs change? What’s your budget? These are decisions only you can make, but we will do everything possible to match you with your dream home.

Whether you are looking for a Victoria, BC condo for sale or a single family home, we are able to help yyou with all types of residential real estate transactions in Victoria, BC and the surrounding areas.

Your First Step

Your first step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent?  To start building equity?  To have a place of your own?  To raise a family?  To entertain business associates?  To move up to a bigger house?  Next, list what kind of home you'd like and where you would like to be.  Be specific.  Separate the "must haves" from the "want to haves".  Do you want a centrally located downtown Victoria condo or a private piece of acreage on the Saanich Penninsula?

Think of yourself as zeroing in on a target, going from the general to the specific.  Consider area (city vs suburban neighbourhood); community (Fairfield, Fernwood, downtown Victoria); neighbourhood (older and settled like Fairfield or new like Sunriver Estates in Sooke or Bear Mountain in Langford); a particular school zone; recreational facilities; and other community services such as transporation, day care, shopping and entertainment.  Ask yourself how many minutes you are willing to commute to work.

Think about home styles.  How much space do you need?  Does your situation require a one-level home, or are stairs acceptable?  Do you want a newer home or maybe an older one to fix up?  Someday you will expect to sell the home so consider how long you expect to live in this particular home.

Your Next Step: Mortgage Pre-Qualification

Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage broker or bank.  If you would like to be referred to a mortgage professional, please feel free to contact us.
